What to expect, what we expect from you, and how we resolve everything in between.

By using this website and submitting a booking inquiry you agree to these terms. If anything feels off, ask us before booking — we'd rather talk early than untangle misunderstandings later.
SCOPE
These terms govern (a) use of the second-home.hr website and (b) the rental of three apartments in the Second-Home villa in Ražanj (Trogir, Split, Rogoznica unit). A booking is created only when we confirm availability and dates in writing (by email).
BOOKING
You send an inquiry via the contact form or by email. We reply with confirmation, exact price, and conditions. The booking becomes binding only after you pay a deposit (if requested) or confirm arrival in writing within the agreed deadline.
PAYMENT
Currently: cash on arrival or bank transfer in advance by arrangement. Online card payment is planned. Prices are in euros (EUR), tourist tax is included only if explicitly stated.
CANCELLATION
Cancellation and changes
Cancellation 30+ days before arrival: free of charge. 14–30 days: deposit forfeited (if paid). Less than 14 days: 100% of the amount, except in cases of force majeure (border closure, natural disaster) — then we refund in full. We always try to resolve date changes by mutual agreement.
CHECK-IN · OUT
Check-in: from 15:00. Check-out: by 10:00. Different times by arrangement, no surcharge if the apartment allows.

No smoking inside — smoking on the open terrace is allowed.

Quiet hours 22:00–07:00. Respect for neighbours.
Pets
Pets
Pets are not allowed (allergies of subsequent guests).
Guest count

Max guest count is in the apartment description. More by arrangement.
Damage
Damage
Negligent damage is reimbursed at actual value.
Pool
Pool
Children in the pool only under adult supervision. No diving in the shallow end.
GUESTS
On arrival, present a valid ID document for registration in the eVisitor system (legal obligation). Treat the equipment as your own. Report any defect or shortage immediately — we try to resolve within 24 hours.
HOST
Apartment fully clean on arrival, fresh bed linen and towels, equipment in working order. Phone availability 8:00–22:00 for any questions during your stay. Emergency interventions (power failure, water failure, AC failure on hot days) prioritized.
LIABILITY
Liability
We are not liable for damage to a guest's personal property caused by the guest's negligence, force majeure (storm, power outage by HEP, fire of unknown cause) or third parties. We recommend travel insurance. Our liability is capped at the total booking value.
CONTENT
Photos, texts, and design of this website are our intellectual property. You may use them for personal purposes (e.g., sharing with family before booking). Commercial use is not permitted without written consent.
CONSUMER
Consumer rights
These terms do not affect your mandatory rights under Croatian consumer protection law or EU law. In a dispute, please contact us directly first — most are settled in a few messages.
LAW
The contract is governed by the law of the Republic of Croatia. We try to resolve disputes amicably; failing that, the court in Šibenik, Croatia, has jurisdiction. Consumers may also use the EU online dispute resolution platform (ec.europa.eu/consumers/odr).
CHANGES
We may update these terms. Confirmed bookings remain governed by the terms in force at the time of confirmation — changes do not apply retroactively.
